Snyder Langston provided construction services for the core, shell and tenant build-out of the 34,000 s.f., four-story, structural steel-framed office building that was constructed on a small, tight site next to active sound stages. The 12-month construction schedule included demolition of the existing lot with live underground utilities. Parking is an open paved lot with striped parking spaces. There was also a company day-care center near to the construction site. Because of the center’s activities and occupants, a 20-foot sound wall had to be constructed adjacent to it, as well as, coordination with the sound stages was necessary so as to not interfere with their production schedule. Fox will use the first floor for dressing rooms, the second and third floors for post-production operations and digital media is occupying the fourth floor of the building. Value Created Between the estimating department and the operations team, Snyder Langston was able to provide $2.5 million in value engineering savings to the owner.
