LEED Rating: LEED NC-Silver Located within Milwaukee’s Menomonee River Valley in Milwaukee, Wisconsin, this 155,000 square foot facility consists of 15,000 square feet of office mezzanine, 15,000 square feet of first floor area, approximately 45,000 square feet of manufacturing area, and 80,000 sf of warehousing. The construction of the building consisted of load bearing pre-cast concrete exterior wall panels with steel open web joist systems. The new building is on a former brownfield left behind after a rail manufacturer went out of business in the 1980s. For 20 years, there was no activity on the site until public-private partnerships began redeveloping the land for new industrial companies to move into the valley. Elements of new urban design, including pedestrian-friendly walkways and rear parking that allows buildings to be closer to the street, give the Derse building a modern take to the smokestacks of old-time industrial buildings and help give the valley a fresh look.
